House and Lot For Sale or For Rent — Davao City

From time to time I get requests for help in finding places to rent or buy in the Philippines.  I try to help, but I am not in that business.  I also get requests to publicize homes for sale or rent here on PhilFAQS, where we try to answer the FAQS (Frequently Asked Questions) about living in the Philippines.

I’m always happy to accommodate these showcase requests, at no charge, on a case by case basis.  Here’s an interesting one that came in today:

A gated & fenced 150 square meters house & lot

(editors note: usually there would be a separate figure for the lot size and the house square meter size … for the Metrically challenged from non-tech nations like the US, this works out to a little over 1500 square feet)

property in Buhangin, Davao City with 2 bedrooms & 3 bathrooms is for sale (Php1.6Million) or for rent (Php 7K per month).

It is located in a regular neighborhood & highly accessible to Davao International airport, Sasa & Santa Ana wharfs, Davao Medical Center, University of Immaculate Conception-Bajada, malls and downtown area.  Semi-furnished for renters which include ceiling fans, refrigerator, living room set, dining set, built-in cabinets, 1 double decker bed & 1 A/C unit; ready for cable & internet connection, too.

For viewing arrangement please call or text Katherine @ 09159659230 or send an email to oonami06@yahoo.com.

Overnight in the Bayview Park — Manila

Recently we attended a trade show and also had a dinner and drinks meeting with an old friend in Manila.  Rather than fight the traffic (and what turned out to be some significant flash flooding), we decided to put up at a minor Manila landmark, the Bayview Park hotel.  On Roxas (row-has) Boulevard, directly across the street from the US Embassy, the Bayview is familiar to many Americans.  I’ve even sent a few people there myself, but I’ve never stayed there.  It was time to check it out.

Bayview Park hotel at nightThe hotel is a 9 story low-rise with a 14 story tower on the end (that’s where the better suites and the Bayview Club facilities are).  It’s worth getting a bay view room, because the view across the bay toward Corregidor is very nice, both at sunset and easily worth getting up at six am to see the light change as the sun comes above the horizon.

The hotel is actually quite close to the airport. When coming from the south, watch for the US Embassy compound on your left and turn right into the last exit to the parallel service road east of Roxas, it runs right under the hotel’s portico.  Reasonable valet parking is right there at the front door, free to guests, 50 pesos if you want to use the parking while visiting the Embassy … you didn’t expect the Embassy to provide any parking for US citizens, now did you? ;-) .

Coming from the north, watch for the Manila hotel on the right, then immediately get in the very left hand lane to take a left into UN Avenue, making an immediate right into the hotel grounds.

Bayview Park Coffee shopThis hotel, I see, is rated 2 star in most guides, it’s certainly a cut or more above most two star hotels OI have stayed in, I’d rate them a solid three myself.

“Superior” rooms are solid and comfy, they will be small to US taste, but huge compared to Hong Kong or Tokyo hotel facilities.  There are elevator bank son each end of the building and a nifty enclosed roof top pool for guests, a nice touch.

There’s a wide variety hot and cold food buffet breakfast.  The restaurant serves about 13 hours a day, a Starbucks (yes, remember them, we still have them in Manila … recession?  What recession) is attached to the hotel and there are literally dozens of restaurants within a few minutes walk.

Bayview Park Swimming poolUnited Nations Avenue, the cross street where the hotel is located, leads to the heart of the Ermita tourist district and to a station of the LRT rapid transit system that can get you around a lot of the city.  There’s a large (legal) casino on UN avenue and another a few blocks south on Roxas Blvd, part of the Philippine government (PAGCOR) casino system … they aren’t just for gambling, they have dinner and shows as well, sort of in the class of an ‘off the Strip” casino in Las Vegas.

Also a few blocks south is the BSP (Philippine Central Bank) where you can exchange money and buy commemorative coin sets and other numismatic treasures.

The staff is helpful, the location is great (it’s on the “Hop on Hop Off” Busina tour van route, so you can go all around the city for one flat daily rate.  In in addition to the commercial taxies at the door the hotel has cars and drivers for hire from the bellman’s desk at reasonable, fixed in advance rates.

Overall rating: Very satisfied.  Good value for the money.  (but do read the rest of the review for my tips on how to make that money quite a bit less).

I give the Bayview full marks for their website.  They actually have prominent button for booking that leads directly to a screen that shows room availability and prices …none of that submit the days you want and then wait for the system to come back and tell you those days won’t work. This is not only frustrating to potential guests, but a huge was of time and machine cycles for the hotel booking servers.  Think about it … when the server/web site is busy cranking out negative replies to inquiring visitors, the same server can’t be booking any money-making rooms … surprising how many hoteliers and website developers can’t get their head around this simple business building block.

But I saved several dollars a night by using my old reliable friends at Asia Travel.  These  folks have a huge inventory of Manila hotels, a slick online booking interface, special discount promos for long stays, they Answer Emails! and they have a US (and a UK) toll free number.  We paid $60 USD, Nett (Asian hotel abbreviation for inclusive of service fees and VAT … or as we say here in the Philippines, “all in”).  The travel agent emails or faxes a voucher, you pay a PhP 1.000 deposit upon check in to cover minibar or other incidentals, this was returned to us (in small bills, thank you, Front Desk folks, thank you) and so aside from voluntary tips, that $60 was the entire total for our stay.

Very satisfactory indeed, I’ll be back.  Recommended.

Philippine Business Above the Internet Cafe Level

Starting a business in the Philippines is a frequent topic here on PhilFAQS where we cover the Frequently Asked Questions (FAQS) about living in the Philippines.

I saw this business (Harbour Yacht Services) featured on TV the other night and it really resonated with me in many different ways. [Read more...]

Good Places at Subic Are Not Always On Subic

I’ve mentioned a number of hotels on the Subic Bay Freeport Zone in the past.  There’s actually many more to chose from and more being built every day.

But even tough I like the Freeport Zone … the old Navy base, there are many more nice, family-oriented hotels off the base in the city of Olongapo and Subic.  Here’s one that caught my eye the last time I passed.  It’s clearly a cut above and priced accordingly, but it would be near impossible to find a hotel, on the beach, in any other country with the combination of services and environment this one has.

A decent web site that works and 2 hours from the airport by expressway makes it hard to beat.

Palamas del Mar — Bacolod City

Poolside rooms If this is the kind of place you were thinking about when envisioning where you might stay in the Philippines, then I have an answer for you.

Not ‘the answer, because with 7100 plus islands there are nearly that many places to stay in the Philippines, but this, indeed, is a beauty.

It’s also on the island of Negros … far from the madding crowd.

There are a tonGarden grounds of expats living in Baguio, Cebu and Davao … and these are all indeed nice places too … but everyone goes there.

There are many other places equally as nice … in some cases far nicer that most foreigners ever even consider … unless their spouse hails from the place.

The island of Negros is one place that should be on many people’s list.  It’s in the Visayas (Central Philippines), essentially away from typhoons, not subject to daily travel warnings about Muslim extremists and (for the few who are still inspired by a steam whistle) home to some of the world’s last steam-powered commercial railroads.

I have not (yet) been to the Palamas del Mar but it’s been highly recommended to me by several American friends and it meets my criteria of having a website and being reachable from overseas … perhaps if I keep featuring a few of these places the ones who haven’t caught on to the whole Internet thing will wake up and smell the coffee.

Castle Peak Hotel, Cebu City

Castle Peak Hotel, Cebu, Philippines.

Here’s an interesting, well-recommended destination location I came across recently.  Please note that this particular property is not one that I have stayed at, yet, but several trustworthy friends have.  I thought it was well worth featuring because so many hotels and resorts don’t bother to have a website, especially with complete contact information, so I want to take a little time and highlight those which I have found who have taken the time to smooth the path for a visitorCastle Peak Hotel Vicinity Map

Mountain Woods Resort Hotel, Subic Bay

This is a hotel which shows up frequently on listings for Subic.  Have I stayed there?  No, and I’ll tell you why.

I went to check this place out and I found the locations is quite remote from any of the ‘fun’ things on Subic.  It is a refurbished navy billeting (what they call Navy Lodge’s in today’s world) building on the border of the huge Kalayaan officer’s housing area on the extreme east side of the base.

Disadvantages:

  • For the price you can do better.($70 to $80 USD per night)
  • It is quite remote, you have to drive to everything of interest.
  • There are very limited eating choices, only one in walking distance

On the plus side:

  • It’s probably the quietest location on Subic.
  • Lots of safe hiking/bike riding all around, up hull and down and virtually no traffic.
  • If you are looking for a home in Kalayaan heights (one of the prime home leasing areas) the Mountain Woods is very convenient.

As with all my reports, if you have stayed there and have the same or different views, please leave a comment or contact me directly via my secure, ‘no spam’ contact page.

Davao City Microtel Inn & Suites

Disclaimer. I haven’t stayed at the Davao City Microtel Inn and Suites.  I thought it was worthy of a mentioimagen, though, because it is a US  chain and very familiar to many of my US readers … and this can ‘make or break’ a trip to those who otherwise are overcome with all the strangeness of taking a trip to the Philippines.  The parent company, Hyatt, is one of the few US-based business organizations actually trying to do business and market here in the Philippines, so it is certainly worth a look.

Their current rates are about PhP2300 ($55 USD) so they certainly won’t break anyone’s bank account.  A breakfast is included as well as free high speed Internet

They offer ‘Stay and Play’ packages for Davao visitors who want to explore the many Davao City attractions … often a better deal than trying to find your way around on your own … and they are conveniently located only a few minutes from the airport.  I may check them out on my next Davao trip, meantime, if anyone reads this and stays there, or has stayed there already, feel free to make a comment or drop me a line on my secure, spam-free contact page and let me know your thoughts, good or bad.

Montebello Villa Hotel, Cebu City

Montebello_logo I just did a cursory search here on PhilFAQS and was surprised to see that I seem to have ignored an old friend of mine, the Montebello Villa hotel in Cebu.  This is a moderate price hotel located on the north side of the city (within walking distance of the Gisano Country Mall, so anything you could want is near at hand.  They offer airport shuttle as well, so just give a call in advance and no worries about getting a cab.

montebello bridge Single men, in particular, should take warning, though.  The Montebello is a famous location for weddings … they average several per day, year-round.  Don’t stand in one place to long and think twice before you casually say "I do".

Unlike many hotels, this one was originally the grounds of an old Spanish estate.  The grounds are quite large for a hotel, nearly ten acres worth and they are beautifully landscaped, with many ponds, bridges and other features to make a stroll pleasant.  There are two swimming pools as well.

In many hotels the food is, well, hotel food.  The Montebello Villa has several on-site eating places where they take great pride in the food and it is good.

montebello gardenIn addition to standard and deluxe rooms, the hotel offers suites, honeymoon cottages and longer-term apartelles.  A recent check of their room prices showed about PhP 3400( ~ $80 USD), in the past I have always gotten a better rate at the hotel by just showing up and asking.  Making tawad (bargaining) is a fine tradition here in the Philippines and usually it evokes a smile from the business person you try it on.  At the very worst, you’ll just have to pay the published rate … you could save measurably.

Anyway, I don’t write about places I don’t know, and I know this one … it’s nice.  Cebu is one of my favorite cities and if you haven’t been there, I recommend a trip.

montebello lobbyA funny thing happened during our last stay at the Montebello Villa.  My wife saw signs for organized city tours and my wife inquired about price and availability.  The answer: "Oh ma’am, those are for Japanese-speakers only".  A good laugh for us Americans who think we’re the ones who travel and spend money. The staff did, though, instantly arrange us a half-day taxi charter with an excellent Tagalog/English speaking driver who took us everywhere except those tourist-trap markets that bus tours seem to focus on the world-round.

The President Ro-Ro's, Will the Country Follow Suit?

CAWAYAN PORT, Masbate — President Gloria Macapagal-Arroyo sent off on Monday the roll-on roll-off (Ro-Ro) ferry that was on its maiden voyage from this port, but did not board it.

The Super Shuttle Ferry 12 was the third ferry she sent off for the day as part of the Ro-Ro caravan to promote anew the Strong Philippines Nautical Highway that linked various islands in the country from Luzon to Mindanao…. more of the article here.

Philippine roro ferry What the heck is Ro-Ro and why do you care?  Well, here’s a picture of one that I like, taken by a friend of mine during one of his drives from one end of the Philippines to the other.  Drive?  Where there are no roads or bridges between islands?  yep.  Roll on-Roll off ferries provide the answer.  Another friend, Bob Martin, put up a nice video of a trip he makes almost daily on a smaller Ro-Ro.  It’s well worth watching if you aren’t familiar with this form of transportation.

One of the things the Philippines needs is more tourism.  An often over-looked resource is internal tourism.  Filipinos themselves and folks who live or visit here.  You can get almost anywhere you want to … but you often have to really do some digging to find out how.

As of now, there’s no central source a person can go to find out about inter-island ferries.  I sincerely hope one becomes available soon.  For now, keep in mind you can go places by car, even if you have to make a lot of local inquiries, and it can be a really fun way to travel. The Philippines Nautical Highway … something you won’t see every day you sit at home, wondering.

Here’s a map I threw together just to show how long a trip you can make using roads, bridges and Ro-Ro.  I’ll be glad to add more information if folks want to forward it to me.

Things To Do — Go To The Mall

Shopping is a big thing here in the Philippines.  It’s big culturally in that many Filipinos love to spend a day at the mall, and it’s big to Westerners as well, because malls are often the best bet when trying to find that certain something you miss from back home.  SM is the largest chain of malls in the Philippines.  It’s far from the only one, though.  But SM has taken more risk and spread themselves farther geographically than any other chain.  Might sound silly to some but checking out how far you’ll be from a mall is one important factor in choosing a place to live. Here are all the SM Malls (as of today, they spring up pretty fast!). Just click on any mall’s location symbol for exact locations and contact information.
